This application-only initiative grants qualified brokers access to YieldStack’s lender-matching, deal-packaging, and closing services while they preserve their own client connection and set their own commission.
“This isn’t software delivered as a service. It’s an outcome provided as a service. A co-broker holds onto their client, determines their own fee, and gains an AI-augmented human deal team without needing to recruit one.”— Rommin Adl, Co-Founder and CTONEW YORK, NY, UNITED STATES, August 14, 2026 /EINPresswire.com/ — YieldStack, Inc., an AI-native commercial mortgage broker and AI-powered financing marketplace—not a lender—has opened applications for its co-brokerage program today. Approved independent commercial mortgage brokers and capital advisors can route transactions through YieldStack’s lender-matching, deal preparation, and closing functions while maintaining the client relationship under their own name and choosing their own fee.
This program is invitation-only via application; there is no self-service enrollment. YieldStack evaluates each submission. Once approved, firms receive a platform invite that sets up a co-broker account. From there, the co-broker adds its own fee, expressed in basis points, onto YieldStack’s Broker fee, and then countersigns the brokerage agreement as an Additional Broker. The combined fee is disclosed to the borrower within the engagement itself, rather than being appended afterward.
Approved co-brokers function under their own authority. The program does not grant, extend, or act as a substitute for any license or registration. Every participating firm remains accountable for its own licensing and compliance in the states where it operates.
“This isn’t software delivered as a service. It’s an outcome provided as a service,” stated Rommin Adl, co-founder and CTO of YieldStack. “A co-broker holds onto their client, determines their own fee, and gains an AI-augmented human deal team behind the transaction without needing to recruit one. Nothing is due until the loan closes.”
Until now, independent brokers faced two choices: construct an entire back-office operation themselves, or pay in advance for software that merely points to lenders while leaving the difficult task—actually finalizing the transaction—on the broker’s desk. YieldStack is introducing a third alternative.
“We aim to hunt with a sniper, not a shotgun,” said Daniel Chesney, co-founder and CEO of YieldStack. “For any given transaction, there might be only a few lenders genuinely built to fund it competitively. We match it to that select group and distribute it solely to them.”
What an approved co-broker receives is intentionally limited. Rather than circulating a deal to an extensive lender list, YieldStack evaluates suitability before sending it out. Lender attention is the scarce commodity in this market, and restraint is the product. Matching is conducted against more than 5,000 loan programs, and the median time to a first lender offer is under one hour. Directories publish what lenders claim they do; YieldStack tracks what they have actually done.
The financial structure remains unchanged by the program. There is no upfront cost. YieldStack’s Broker fee ranges from 0.50% to 1.00% of the loan amount, paid by the Borrower at closing. The co-broker’s own fee is disclosed alongside it and is also paid at closing. Every credit decision is made by the participating lender.
YieldStack was highlighted in Bisnow’s July 2026 national capital-markets coverage of AI-driven mortgage matchmakers in the middle market.
How to apply: Independent commercial mortgage brokers and capital advisors can submit applications through the YieldStack co-brokerage program at https://yieldstack.ai/for-brokers. Each application is reviewed individually; approved firms are contacted with a platform invitation.
Frequently Asked Questions
What is a co-brokerage program in commercial real estate lending? A co-brokerage program enables an independent broker to submit a client’s financing request through another brokerage’s lender network and execution team while retaining the client relationship. In YieldStack’s program, the co-broker sets its own fee in basis points on top of YieldStack’s Broker fee and countersigns the brokerage agreement as an Additional Broker.
How does a co-broker get paid on a YieldStack deal? The co-broker establishes its own fee in basis points, added to YieldStack’s Broker fee of 0.50%–1.00% of the loan amount. Both fees are disclosed to the borrower within the engagement agreement, and both are paid at closing. There is no upfront cost, and nothing is owed if the loan does not close.
Is YieldStack a lender? No. YieldStack, Inc. is a commercial mortgage broker and financing marketplace, not a lender. It does not lend its own capital, accept deposits, or make credit decisions. Every credit decision is made by the participating lender. YieldStack matches a submitted deal against more than 5,000 loan programs and manages the process through closing.
Who can apply to the co-brokerage program? Independent commercial mortgage brokers and capital advisors arranging business-purpose commercial real estate debt. The program is application-only, and every application is reviewed. Approved firms remain responsible for their own licensing and compliance in the states where they operate; the program does not grant or replace any license or registration.
